3. Can this buyer prove their funds?

A legitimate cash buyer will provide proof of funds without hesitation. If they can't or won't, that's worth pausing on.

4. What does the contract actually say about assignment?

Some cash contracts allow the buyer to reassign the deal to a third party before closing, which can introduce delays or a different buyer entirely at the closing table than the one you agreed to.

5. Am I under real time pressure, or does it just feel that way?

Cash buyers often create urgency as part of the pitch. It's worth stepping back and asking whether your actual timeline requires a cash sale, or whether a short, well-priced traditional listing could meet the same deadline with a better result.
