Your privacy matters. This page explains what information Buy Or Sell SoCal Homes collects when you visit athomeinsocal.com or ask for help with a move, how we use it, and what choices you have. Plain language, no maze.

Who are we?

Buy Or Sell SoCal Homes is the real estate business of Kyle Souza, a licensed California REALTOR® (DRE# 01506738) with Keller Williams Realty Carlsbad. Our office is at 6005 Hidden Valley Rd, Suite 250, Carlsbad, CA 92011.

This policy covers athomeinsocal.com. Our private home search site at search.athomeinsocal.com is powered by Ylopo and has its own policy, which we explain near the end of this page.

What information do we collect?

What you give us

Your name, email, phone number, and mailing or property address. What you are looking for in a home, or what you want to know about selling. Anything you write in a form, email, or text. Homes you save and searches you run on our private home search site.

What we collect automatically

Your IP address, browser and device type, the pages you view, how you found us, and your approximate location. Cookies and similar tools help collect this (more on that below).

What we do not want

Please do not send Social Security numbers, bank account numbers, or card numbers by email, text, or website form. If we need sensitive documents for a transaction, we will tell you how to send them safely.

How do we use your information?

• To answer your questions and follow up on your request.
• To send home matches, market information, and updates you asked for.
• To help you buy or sell a home.
• To improve our website and our advertising.
• To meet legal and record-keeping requirements that apply to real estate.

Who do we share it with?

• Companies that help us run the business. That includes our website host (Squarespace), our home search and lead platform (Ylopo), our customer management system (Follow Up Boss), and our email, phone, text, analytics, and advertising tools. They get the information they need to do their job for us.
• People involved in your transaction. When you ask us to, or when it is needed, we share details with lenders, title and escrow companies, other agents, and inspectors.
• Our brokerage. For compliance and record keeping.
• When the law requires it. For example, a court order.

We do not sell your personal information. Some advertising and analytics tools collect data about website visits, and California law may call that "sharing" for advertising. This does not include your phone number or text message consent. You can opt out of ad-related sharing any time (see your California privacy rights below).

Calls and email

When you submit a form or give us your phone number, you agree that Buy Or Sell SoCal Homes and our service providers may contact you about real estate by phone call and email. Calls may use automated technology, pre-recorded or artificial voice, and AI-assisted tools, even if your number is on a federal or state Do Not Call list. You do not have to agree in order to buy or sell anything with us.

Text messaging terms

These terms apply to the text message program from Buy Or Sell SoCal Homes.

• Who is texting you: Buy Or Sell SoCal Homes (Kyle Souza and our team).
• What we text about: answers to your questions, home matches and listing updates, market information you asked for, scheduling showings and appointments, and follow-up on your request.
• Consent: You opt in to texts on its own, by checking the text message box on one of our forms or by texting us first. Consent to texts is not a condition of buying or selling a home or of any purchase.
• How often: Message frequency varies. Message and data rates may apply.
• Opt out: Reply STOP at any time. We will send one text confirming you are unsubscribed, then no more. To rejoin, reply START or contact us.
• Help: Reply HELP, or text or call 760-274-0991, or email kyle@buyorsellsocal.com.
• Carriers: Wireless carriers are not liable for delayed or undelivered messages.
• Your information: See the sections above and below on how we use and protect it. Your phone number and text consent are never shared with third parties for their marketing.

Do we use cookies and website tracking?

Yes. Cookies are small files your browser saves so a website works and can learn how people use it. Our site uses tools such as Google Analytics (visitor counts and page views) and the Meta (Facebook) pixel (measures our ads and helps show them to people who visited). Squarespace and Ylopo also use cookies.

You are in control. You can block or delete cookies in your browser settings. You can install the Google Analytics opt-out add-on or change your Facebook ad preferences. Blocking cookies may make parts of a website work less smoothly.

What are your California privacy rights?

If you live in California, you can ask us to:

• Tell you what personal information we collect, use, and share, and give you a copy.
• Correct information that is wrong.
• Delete the personal information we collected from you (some records we must keep by law).
• Stop sharing your information for advertising.
• Limit how we use sensitive personal information.

How long do we keep your information?

As long as we need it to help you, plus the time real estate and tax rules require us to keep transaction records. When we no longer need it, we delete it or make it anonymous.

How do we protect your information?

We use reasonable safeguards, and we choose service providers with security in mind. No website or system is 100% secure, so please keep sensitive details out of email and text.

Is this site for children?

No. Our website is not meant for anyone under 16, and we do not knowingly collect information from children. If you think a child shared information with us, contact us and we will delete it.

What about links and our home search site?

Our website links to other sites, and their privacy practices are their own. Our private home search site at search.athomeinsocal.com is powered by Ylopo. When you register or save homes there, Ylopo collects your information and shares it with us so we can help you. Their policy applies to that site: Home search site privacy policy.

Will this policy change?

Sometimes. When it does, we update this page and the date at the top.
