Can You Assume a VA Loan in California?
What assumption actually is, when it works, and the entitlement question nobody warns you about. Read this one before you get excited about somebody else's rate.

Reporting somewhere other than Pendleton?
San Diego County has seven military installations. Camp Pendleton, MCAS Miramar, Naval Base San Diego at 32nd Street, Naval Base Point Loma, Naval Base Coronado, MCRD San Diego, and Coast Guard Sector San Diego.
Most of what is on these pages is about the loan, not the base, and the benefit works the same at every one of them. Entitlement, the funding fee, the appraisal, the four unit play. None of that changes because of where you report.
What is local is where to live, because gates and commutes are local. That page is written for Pendleton right now, and Miramar is next. If you report somewhere else and you are trying to work out what your money buys and what the drive really looks like, that is a five minute phone call, not a web page. Three things worth checking on any VA page you read
Not just ours. There is a lot of VA content online and most of it was written by somebody who has never been through a gate. Here is how to tell quickly.
Does it name a source? Loan limits, funding fees, and rates change, and several changed in the last two years. A page that quotes a number without saying where it came from or when is a page that might be three years stale. Ours name the lender and the month.
Does it know the base, or just the map? There is no DeLuz gate. The Fallbrook gate is open to anyone, not just personnel, so Fallbrook is a much shorter commute than most sites tell you. The Del Mar gate runs 6 am to 8 pm now, and it used to run 24 hours. None of that shows up on a map. Lauren Tipton on our team is a military spouse and she drives those gates, which is why our pages say it correctly.
Does it admit what it does not know? Our commute ranges say out loud that they measure city to gate, not city to your unit. Crossing Pendleton can take twenty minutes on its own before you have parked. A page that hands you one tidy number is not measuring your actual morning.

Common questions
Do I need a down payment to use a VA loan in San Diego County?
Usually no. With full entitlement there is no VA-required down payment and no monthly mortgage insurance, even at San Diego County prices. Partial entitlement, meaning you already have a VA loan out or had one that was not restored, is where the math changes and where a down payment can come back into it. Confirm your specific situation with a VA-experienced lender.
Can I use my VA loan more than once?
Yes. The benefit is not one and done. Entitlement can be restored after you sell and pay off the loan, and in some situations you can carry two VA loans at the same time. This comes up constantly with PCS moves.
How close to Camp Pendleton do I need to live?
There is no rule about it. What matters is which gate you use and where you report, not how many miles you are from the base. Families land anywhere from Oceanside to Temecula depending on budget, gate, and whether both spouses are commuting.
Does a VA loan take longer to close?
Not meaningfully, with a lender who writes them regularly. The appraisal has a few extra requirements around safety and structure, which is where a delay usually comes from if one comes at all. Working with a lender who handles VA loans every week matters more than the loan type does.
Can I buy a duplex or a fourplex with my VA loan?
Yes, up to four units, as long as you live in one of them. Rental income from the other units can sometimes help you qualify. It is the most underused part of the whole program and Oceanside is where the inventory is.
